Results from the latest Housing Industry Association (HIA) report has confirmed that the HomeBuilder grant will support building activity and protect jobs for the 2020 December quarter. The monthly report based on HIA survey data, indicates that the increase in new home sales over the last three months will see a boost in the number of homes under construction across Australia in the December quarter- music to the ears of many within residential construction.
The HomeBuilder grant was first announced by the Australian government in June this year in an effort to help the residential market bounce back from the Coronavirus crisis. The grant of $25,000 provides eligible owner-occupiers (including first home buyers) with the funds to build a new home or substantially renovate an existing home. To motivate potential homeowners, the government specified that the grant will only be eligible if the contract for a new home or renovations is signed between June 4 and December 31 2020, which explains the sudden jump in residential sales across Australia.
Queensland (particularly Far North Queensland) has seen exceptional growth in new home sales over the last few months, with Cairns experiencing a remarkable 75% increase in single dwelling approvals since the HomeBuilder’s launch. While Queensland has experienced a 4.2% increase in sales during the last 6 months, compared to sales during the same time last year.
NSW has also experienced a sudden influx in sales, with HIA recording an increase of 11.7% in sales from July to August this year- indicating a direct correlation to the HomeBuilder grant.
While the Victorian construction industry has arguably faced the biggest challenges over recent months due to lockdown restrictions, there is light at the end of the tunnel. The Urban Developer reported this week that new dwelling approvals had increased over the last month by 1.8% with apartment approvals also lifting by 1.8%. Experts predict more increases as the state gradually starts to ease restrictions over the next three months.
Even Design & Build’s own clients within the Victorian residential construction space have reported sales figures beyond their initial targets, while some have been forced to put caps on sales numbers to ensure they can deliver on the demand through operations and construction. This bodes well for Victorian sales numbers going into 2021 and as HIA Chief Economist Tim Reardon stated in a recent press release “creates significant employment opportunities across the economy” .
