The Opportunity
An excellent opportunity exists for an experienced Contract Administrator to join the delivery team on an exclusive boutique apartment development on Sydney's Lower North Shore.
The project comprises five luxury full-floor residences, designed to maximise space, privacy and spectacular Sydney Harbour views.
This is a high-specification residential development where architectural detailing, premium finishes and meticulous construction standards are paramount.
Working closely with the Project Manager and wider delivery team, you will take ownership of procurement and commercial administration, playing an important role in delivering a truly exceptional finished product.
The Role
Your responsibilities will include:
- Managing procurement and letting of subcontractor and supplier packages
- Preparing scopes of work, tender comparisons and subcontract recommendations
- Negotiating and administering subcontract agreements
- Managing subcontractor variations, progress claims and payment schedules
- Monitoring project budgets, expenditure and cost forecasts
- Assisting with monthly financial reporting and commercial reviews
- Reviewing architectural drawings, specifications and detailed finishes schedules
- Working closely with consultants, subcontractors and the site team to resolve commercial and design-related matters
- Identifying commercial risks and opportunities throughout project delivery
- Maintaining accurate contractual documentation and project records
- Managing subcontractor final accounts and commercial close-out
- Supporting the Project Manager in achieving project quality, program and budget objectives
- Degree qualified in Construction Management, Quantity Surveying or a related discipline
- Proven experience as a Contract Administrator within the Australian construction industry
- Experience delivering high-end residential, boutique apartment or luxury construction projects highly regarded
- Strong understanding of procurement, subcontract administration and cost management
- Confident managing subcontractor negotiations, variations and progress claims
- Excellent attention to detail and strong commercial awareness
- Strong communication and stakeholder management skills
- Organised, proactive and comfortable taking ownership of commercial packages
- Jobpac experience highly desirable
- A genuine appreciation for quality construction and architectural detailing
- Up to $160,000 + Super
